DealGapIQ launches publicly: see the deal gap on any U.S. property

DealGapIQ is now open to everyone. We launched in beta in January 2026, opened publicly in August 2026, and ship updates every week. This is the short version of why I built it, what it does, and what comes next.
Why I built it
I founded Foreclosure.com. My team built HomePath.com for Fannie Mae and HomeSteps.com for Freddie Mac, and Foreclosure.com still powers BiggerPockets' foreclosure search today. For most of my career I built the pricing tools the banks used on foreclosures.
As an investor I kept running into the same gap. Listing sites tell you the asking price. Calculators tell you whether a deal works at that price. Neither tells you the price at which it does work, how far the listing is from that number, or how to get there without waiting for a desperate seller. DealGapIQ is the tool I always wanted as an investor.
What a deal gap is
The deal gap is the difference between what a seller is asking and the most an investor can pay and still hit their return target.
Take 1014-16 N J St in Lake Worth, Florida. It lists at $457,100. At 20 percent down, the numbers say an investor should pay $428,000. The deal gap is -6.4 percent, or about $29,000. Once you know that number, the question stops being "is this a deal?" and becomes "which structure closes $29,000?"

What is free and what is Pro
The free plan is $0 with no credit card. You get three discoveries a month, three saved properties, the full analysis, and the negotiation scripts.
Pro is $34.99 a month, or $29.17 a month billed annually, with a 7-day trial that also needs no card. Pro adds directories of 2,812 verified cash buyers and 484 hard money lenders, plus comps, editable assumptions for every strategy, Excel proformas, and PDF reports. The price is the same on the web, iOS, and Android.
From beta to launch
The beta opened in January 2026. The public launch followed in August 2026. Valuations come from five sources today, including Zillow, Redfin, Realtor.com, and RentCast, shown side by side so you can read the spread instead of trusting one number. There is an iOS app (App Store ID 6759636866), and Point & Scan runs a discovery when you point your phone camera at a house, with or without the app installed.
What ships next
More data sources are planned, and updates ship weekly. Every number and every source stays visible in the app. There are no hidden formulas.
